Alison Krempa manages Park Bridge Financial's Operating Advisor portfolio, oversees CMBS and CLO transactions, and performs fair value determinations for CMBS 1.0 trusts. With 20 years of commercial real estate loan workout experience, she held similar roles at Pentalpha (starting in 2015), First Niagara Bank, and Comerica Bank. At First Niagara, she led a Special Assets team, handling CRE and commercial loan workouts, compliance, and complex credits from 2006 to 2015. Earlier, she resolved non-performing loans, managed REO dispositions, and liquidated defaulted portfolios at Comerica and Imperial Bank. Ms. Krempa holds a B.S. in Finance from Canisius College.

John began his career at Chase Manhattan Bank and has held senior roles in capital markets, loan origination, and debt restructuring. As a Managing Director at JP Morgan, he structured high-yield debt for real estate clients, including REITs and homebuilders. At Merrill Lynch, he managed the syndication and distribution of primary CMBS and loan positions.
John holds a B.S. in Finance from Providence College.
David Rodgers has nearly four decades of experience in private and public commercial real estate finance. A Principal at Park Bridge Financial since 2009, he oversees Operating Advisor surveillance and offers litigation support, expert testimony, loan restructuring advice, portfolio valuations, and risk assessments.
David previously led securitization efforts at Prudential Securities and Merrill Lynch, converting over $70 billion of commercial mortgages to CMBS. At Merrill Lynch, he also managed loan approvals, bond placements, and CRE debt advisory services. Prior roles include managing CMBS investment funds at Jones Lang Wootton Realty Advisors (now Torchlight) and advancing its CMBS special servicer rating. He also brings extensive lending and workout experience from his time at Prudential Insurance.
David holds a B.A. from the University of Rochester and an M.B.A. from Cornell University.
Bob Spinna, a founding principal of Park Bridge Financial, is a 35-year commercial real estate finance professional. He leads Operating Advisor originations and transaction management while also focusing on investing proprietary capital, strategic consulting, capital raising, and loan sale advisory services.
Previously, Bob was COO of Merrill Lynch's Global Commercial Real Estate Large Loan Group, overseeing $29 billion in financings. Before that, he was a commercial real estate banker and attorney at New York Life Investment Management and Nomura Securities, specializing in complex multi-tranched loans. He began his career as a real estate finance attorney at Cadwalader, Wickersham & Taft.
Bob holds a B.S. summa cum laude from Manhattan College and a J.D. from Columbia Law, where he was Senior Notes Editor of The Columbia Business Law Review.
