Park Bridge has extensive experience raising institutional debt and equity capital customized to suit the needs of our clients. We have strong relationships with a broad array of lenders and equity investors, including commercial banks, conduit lenders, finance companies, life insurance companies, government-sponsored enterprises, REITS, pension funds, private equity firms, hedge funds, family offices and opportunity funds. We place fixed-rate loans, floating and adjustable-rate loans, mezzanine loans, preferred equity, joint venture equity, revolving credit facilities, construction loans, permanent loans, bridge loans and acquisition loans.
As part of each capital raise, Park Bridge analyzes the property’s past and/or potential operating performance, recommends a capital structure that best fits your objectives, and tailors a presentation package that is user-friendly to the best financing sources. We create and host a data room for the marketing process, identify potential capital providers with investment goals that match our clients' desired capital structure, promote the transaction to prospective lenders and /or investors and secure competitive bids. We then compare the various bids and recommend an appropriate lender and/or investor. Once a capital provider has been selected, Park Bridge helps our clients to negotiate the applicable transaction documents, manage the due diligence process and close the transaction. As former lenders and investors we are extremely knowledgeable about loan underwriting and closing processes.
