These services range from servicer oversight to direct restructuring negotiations and managing litigation with borrowers, senior lenders and junior lenders. We have extensive experience working with all types of debt including: first mortgages, CMBS loans, B-notes, mezzanine loans, construction loans and loan participations, and have served in formal roles, including as CMBS Operating Advisor and Subordinate Class Representative, and informal financial advisory roles for lenders seeking unbiased advice on their non-performing loan portfolios.

Asset Analysis

Park Bridge begins its assignments by fully understanding the property’s value, competitive position and physical condition. Our assessment expands to include the borrower, legal environment, loan documents and the loan’s history since origination. We review existing loan files, funding and servicing documentation, title, asset performance, financial statements, property-level cash flows, rent-rolls and tenant leases. Park Bridge also reviews:

  • Borrower, sponsor and guarantees
  • Third-party professional reports and site inspections
  • Legal and documentation review
  • Local market surveys of rents, occupancy levels and their respective trends
  • Senior/subordinate debt, including intercreditor or participation agreements, as applicable

Asset Action Plans

  • Preparing written asset summaries that evaluate possible resolution scenarios and their incumbent risks
  • Developing and recommending the optimal exit strategy for each loan, which may include: note sales, term extensions, restructurings, foreclosures or other enforcement of remedies
  • Collaborating with the lender’s legal counsel to create business and legal strategies
  • Negotiating with the borrower and other creditors within the capital stack
